What is HVAC Regular Maintenance?
The Importance of Preventative Maintenance Before and During Winter
Before the chilly nights of winter come around, you need to schedule an appointment to have your heater or furnace serviced so that it will run efficiently and continuously to get you through those cold nights. The last thing you want to do is to wait until your system breaks down and then call for help. It is advised that you call a professional to provide preventative maintenance versus doing it yourself because this job requires a knowledgeable technician. Regular furnace maintenance will not only enable you to avoid costly repairs, but it can also extend the life of your furnace. To ensure a properly working system the technician will do the following:
Clean the Combustion Chamber
The combustion chamber is where fuel mixes with air and causes it to ignite. This causes heat to be generated. During this process, soot, water vapor, carbon dioxide and other compounds are created. Soot builds up over time and if not cleaned can cause the chamber walls to corrode. A service technician will use a wire brush to scrape away the built-up soot and will then inspect the chamber walls for any sign of corrosion.
Inspect the Flue Pipe
The technician will inspect the flue pipe for any signs of corrosion or small holes where carbon monoxide could be leaked. Small holes can be patched with foil. However, a corroded flue will need to be replaced. He will also adjust the damper to lessen your chimney’s draw. This will increase efficiency as the correct amount of air will be drawn into the chimney.
Replace the Oil Filter
Oil-powered systems have an oil filter which prevents small particles from clogging the oil burner nozzle. If clogging occurs, then it could cause the whole system to shut down, leaving you without heat. Therefore, the technician will replace the oil filter and dispose of the old one according to environmental regulations.
Change the Air Filter
During the winter months, the air you breathe in your home passes through the air filter. To ensure the air you and your family are breathing is of good quality you must change the air filter regularly. Never go beyond a year before changing the air filter. This is something you can easily do yourself, but if a technician does it he will also check the blower belt’s wear and tension. The blower forces heated air through the duct work and through vents.
You can also aid in maintenance by cleaning your floor vents. You would be surprised at the amount of dirt, dust, toys, food and other items that get trapped in floor vents. When air blows through the vents, this debris is blown into the air. Regular cleaning will prevent this and improve efficiency.
As you can see, there are many steps to ensure a properly working furnace. It is always a good idea to have a professional look at your system before winter so that you don’t find yourself with a broken down system on a frigid winter day.
